The kitchen area sports an eat-in kitchen, pantry, refrigerator, and dishwasher. A space in the front can easily be utilized either for dining or as office/den, depending upon your wishes. High ceilings run throughout the house. The home also includes a 2-car garage, along with washer / dryer connections next to the hall bathroom. A fenced back yard sits at the back of the house, with entrances to the house in the back of the living room and with a second entrance into the primary suite. Tenant pays for utilities and is responsible for yard maintenance. Tenant is responsible for HOA violations and fines. Every resident of the property must submit a rental application. Tenant shall pay the application fee for the application. There shall be a one-time, non-refundable rekeying fee ($170) payable at signing of the lease. Total amounts due at lease signing shall be -- a. Security deposit (1 mo. rent, refundable); b. Pet deposit ($200 flat, refundable); c. Garage opener deposit (refundable) $45 per garage opener; d. Rekey fee (non-refundable) -- $170 At the time an applicant is provided with a rental application, the landlord shall make available to the applicant printed notice of the landlord's tenant selection criteria and the grounds for which the rental application may be denied, and these include the applicant's: (1) criminal history; (2) previous rental history; (3) current income; (4) credit history; or (5) failure to provide accurate or complete information on the application form. In addition to the explicit items contained elsewhere (i.e. the income : rent ratio), applicants may be denied based on felony convictions, misdemeanor convictions related to violence or theft-style crimes, multiple convictions of disturbing the peace, any history of breaching leases. We understand that short term instances may negatively affect credit histories, so a credit history with a longer history of multiple instances of failures to pay will affect a decision to rent accordingly, or histories with any bankruptcy. In short, if the problem appears to be chronic or substantial, we reserve the right to not accept an application. If a low credit score appears to be the result of a one-off happenstance, we may overlook poorer credit histories.
