Acceptable proof includes recent pay stubs, an offer letter, bank statements, benefit or award letters, or comparable documentation. 3. CREDIT A credit report will be obtained. There is no minimum credit score. Credit is reviewed for patterns of unpaid rent, unpaid utilities, housing-related debt, and recent collections. A limited or absent credit history is not by itself a disqualifier; alternative proof of payment reliability may be substituted. 4. RENTAL & EVICTION HISTORY Landlord references covering the last 3 years may be contacted. A record of unpaid rent, lease violations, or property damage may be grounds for denial. A prior eviction judgment within the last 5 years may be grounds for denial, considered in light of the circumstances and how recent it is. 5. CRIMINAL HISTORY Criminal history is reviewed individually, not as an automatic bar. A record is not by itself a disqualifier. Any denial on this basis will consider the nature and seriousness of the conduct, how much time has passed, and whether it bears on the safety of residents, neighbors, or the property. Arrests that did not lead to conviction are not considered. 6. EQUAL HOUSING & ACCOMMODATIONS This property is offered in compliance with the federal Fair Housing Act and the Utah Fair Housing Act. An approved applicant pays this to reserve the unit and take it off the market. The unit is held for up to 7 days or until the agreed move-in date, whichever comes first. Then: If the applicant signs the lease and completes move-in, the application deposit is credited toward the security deposit. If the applicant does not sign or complete move-in by the deadline, the application deposit is forfeited to compensate the owner for holding the unit off-market. If the owner declines the applicant, the applicant fails a final verification through no misrepresentation of their own, or the unit becomes unavailable, the application deposit is refunded in full. Application fee. Covers the cost of screening and is non-refundable once screening has begun. If the unit becomes unavailable before an applicant is screened, any fee collected is refunded in full.
