The premises are unfurnished; landlord provides stove/oven, refrigerator, washer/dryer, microwave, and dishwasher. Monthly charges total $2,100 (Plus $200 pool maintenance + $50 AT&T fiber internet, optional), due the first of each month; no cash is accepted. NSF checks incur a $35 fee and potential late fees; rent is late after the 10th at 5 p.m. and then a 10% late fee applies. First month's rent is due on the lease start date. A security deposit equal to one month's rent is due at execution, not applied to rent, and refundable within 10 days after lease end less itemized deductions. A move in inspection checklist will be completed. All utilities are the tenant's responsibility; failure to maintain power and water may terminate the lease.
