Maple Leaf - Nice 1 bed ADU apartment on quiet street - $1500 per month, utilities included. This is a well appointed permitted and registered ADU in the basement of a pleasant 1940s Maple Leaf home. Quiet owners live upstairs. Our wonderful current tenant is emigrating, so we are looking for another quiet and considerate tenant to take his place. Available April 1st 2026. We typically offer a month-to-month rental agreement, but would be happy to go with a fixed term lease if you would prefer. As well as first month's rent, a security/damage deposit of $1000 would be required at lease signing. There is no application fee FEATURES: - One bedroom, unfurnished basement apt. - Nicely appointed kitchen with full size appliances. - Full bath and shower. - Washer and dryer in unit, not shared. - For safety, entry is via two strong doors, both fitted with deadlocks. - Forced air heating, separately zoned from rest of house so you have control. - Unfurnished. However apt comes fully provisioned with pots, pans, dishes, etc. (Use is optional, owner will store if not desired.) - Plenty of street parking right outside. - Small outdoor seating area for when the weather is nice. - Good storage within unit, plus some extra, shared with owners in separate part of basement. - Possibility of shared use of Level 2 EV charger subject to mutually agreed arrangement. LOCATION: Good bus connections one block away. One mile to Northgate Link Light Rail. Approx one mile to either Safeway or QFC Several restaurants and coffee shops very close by. 3 blocks from Maple Leaf Reservoir park. RULES: - Usual legal use provisions, no criminal activity, etc. - No pets. Registered assistance animals excepted. If a guest comes to stay for a week and brings their dog, that's totally fine. - Apt to be occupied only by tenant(s) listed on rental agreement. Guests are welcome of course, but if someone is consistently staying over more than 3 times a week we would consider them to have moved in and we would want to screen them and formally add them to the lease. Plus we might want to increase the rent a little to compensate for extra utility use, wear and tear, etc. However, if you had an out of town friend visiting for a week, that would be fine. - No smoking inside the apartment. - Noise: It's hard to set a rule about noise, but really this is probably our main concern. We are pretty quiet people and are definitely hoping for someone similar. Of course guests are welcome, and of course we will hear each other at times but "quiet enjoyment" of our home (and yours) is a priority for us. So, having a group of chatty friends over every now and again is expected. It's loud music, blaring TV or frequent late night raised voices that we really don't want. Fussy, fussy, fussy I know. SCREENING CHRITERIA: -Verifiable reliable legal income sufficient to cover the rent and still live. -Ideally two references from prior landlords. Plus, ideally two other references from "responsible" individuals such as current or former employers, neighbors, teachers, coworkers. Ideally not close relatives. We understand that this isn't always possible, just do the best you can. However, be aware that applicants who do provide better, more credible references, and who's referees do respond promptly are going to be at an advantage. - Credit score? We do not run a full credit check, we feel it's a bit invasive, but if your online bank account shows your current credit score then a screenshot of that would work. - Bankruptcies, evictions? We definitely would want to know about these. They wouldn't necessarily disqualify you, but not disclosing them at application would. - Thanks for reading all this, I know it's kinda TLDR. Consideration goes both ways! - We will provide an application form which you can either fill in here, if you have your proof of income, references, etc all ready to go. Otherwise you can send it back to us. We'd also want to take a photo of your Driver License or equivalent ID. - We prefer email to texts for the formal stuff, it's just easier for us to keep track of.
