RENT The Tenant agrees to pay the Landlord rent in the amount of $850 per month, due on the [Due Date] of each month. SECURITY DEPOSIT The Tenant agrees to pay a security deposit of $850 upon signing this Lease. QUARTERLY INSPECTIONS The Landlord will conduct quarterly inspections of the Premises for vents, safety hazards, and other necessary checks. The Tenant will be notified 7 days prior to the inspection date to schedule a time for the Landlord to enter and inspect the Premises. 14. SUBLETTING The Tenant shall not sublet or assign this Lease or any part of the Premises without the prior written consent of the Landlord. 15. TERMINATION The Landlord may terminate this Lease if the Tenant breaches any term of this Lease.
