We schedule tours through a free prescreening form. This form is sent to each person requesting a tour or rental application. The information of the form is used to schedule a time to see the property. After the tour, if the property meets your needs, an application, background check, and credit check will be completed. The Application fee of $29.00 is nonrefundable. Each adult living at the property must complete the application and pay the fee. Criminal and financial background checks are done by a third party company. Successful tenants will meet the following criteria. (1)criminal history - no felony convictions such as violent or sexual oriented crimes or drug manufactoring or sales; (2)previous rental history - No evictions within past 5 years, no more than two late rent payments per year in most recent rental unit, must have left in good standing with no property damage; (3)current income - monthly income shall be 3 times the monthly rent; (4)credit history - credit score of 600 or higher; A one year lease is required. Tenant is responsible for all utilities and yard maintenance. This is a no-smoking and no-pets property. Tenant pays all utilities. Tenant maintains the yard. Tenant changes AC filter every 3 months. Tenants are required to obtain and maintain renters insurance with the owners listed as also or additional insured. Failure to provide accurate or complete information on the application form may result in loss of application fee or cancellation of lease based on false information. If you do not meet the selection criteria, or if you provide inaccurate or incomplete information, your application may be rejected and your application fee will not be refunded.
