    Ranch style house built in 1977. 1352 sq*ft main floor with full basement. 3 bedrooms upstairs, one full bathroom and one half bath in master bedroom. Large kitchen with hardwood cabinets and Corian countertops. Dining room with large brick fireplace with double doors to the rear deck. The living room is good sized and includes an entry door with tiled entrance. All bedrooms, hall way, living and dining room are real oak hardwood floors, there is no carpet in the house. All ceiling fans are Hunters. Basement has one bedroom, one half bath, washer/dryer closet, one large open room, a workout room, and a utility room with small shop area. In 2005 the basement had a drainage system installed along the entire wall area and superseal dimpled membrane was installed on all the basement walls. Second sump pump installed with the drainage system. Have had zero basement issues in the 7 years we have lived here. Work done by Burnham Basement. Two car attached garage with pavement driveway. 38x24 detached garage/shop, concrete floor and 220v service. New James Hardie fiber cement siding installed in 2008 and ¼” of P2000 insulation was installed under the siding with an R value of 6.2. The house walls are 2x6 construction and insulated with 6” fiberglass. The attic has 6” fiberglass with another 14” blow fiberglass added in 2008. Very well insulated house. The HVAC was all new in 2008 . A 16 SEER 2 stage heat pump was installed in 2008 as well as a 95% AFUE natural gas furnace with 2 stage heat and variable speed blower. The two stage compressor allows for reduced electrical input when cooling/heating demand is low. The thermostat runs the heat pump until the outside temperature reaches 35deg F then automatically switches to the gas furnace. Average electric bill in the summer is $85 while the highest gas bill was $78 in the winter. All the windows were replaced in 2008 with the siding and are Andersen series 400 high efficiency windows, energy star rated.
