    This is a GREAT LOCATION! Short walk to the Mendenhall Mall (Super Bear, Wee fishie, Boarderline, Nugget Outfitter, etc), the new library, Safeway, RVB Elementary, TMHS, post office, Dimond Park Aquatic Center, Rotary Park (the duck pond). About thirty second walk from the JRC Alaska Club gym. It is an upper unit facing south so there is TONS of natural light and an expansive view of Douglas Island mountains- because of strategically placed trees, you can't really see any other buildings! If you are commuting, you don't have to deal with the long line of cars on loop road in the morning. If you work in the valley- you can just walk or bike to work! I paid 119,000 for this condo in October 2011. I've also made several thousand dollars of improvements to my unit since then. I believe that this unit will sell for about $147,600. I am a motivated seller as I no longer live in Juneau. It is possible I could come down quite a bit. I might even consider the city assessed value. this is at a freaking awesome location. Forgot something at the store? You are a 30 second drive away from Safeway if you are lazy, and a 5 minute bike ride if you are not. Want to go for a hike? Brotherhood bridge trail and Mendenhall river are right there. Morning commute to town? You completely avoid the backed up morning traffic on the loop road. This condo also has a solid association (Glacierwood Condo Association), with zero drama. We spent 100k on new roofing, from our savings! Unlike other associations that can never seem to save enough and end up doing special assessments for "emergencies" ours actually has its act together and no special assessments are usually needed because we are good with our money and savings. We put in new boilers recently, and we still have 75 k in the bank, with a rapidly growing savings, not bad for a twelve unit condo! Very responsible group of owners who care about the long term. No legal problems, nobody is behind on dues which means your dues are currently only $368 per month for this unit, which includes maintenance projects to protect your investment, snow removal, trash removal, water, and heat. If you are willing to serve on the board, you are paid a stipend by the association. Our electric bill was typically $30 per month when we lived here. Part of what you are buying when you buy this condo is the stability that comes with years of good management and savings. This condo has plenty of gardening plots to try out your green thumb on, lots of parking, and a big back yard for your dog or child to run around in. The bedroom has wall-to-wall carpeting with a high-end carpet pad recently installed (December 2014) from Arctic Carpet. The rest of the floors are a blond colored laminate. Fancy top-down, bottom-up blinds (purchased in 2014) are on all the windows except the bedroom- great for letting natural light in to the living room while still maintaining privacy. So the size. According to the city of Juneau, it is only 617 square feet. I measured it at over 630 using a laser distance meter. The layout is very clever. And it is a single story unit, so no stairs except the outside stairs that go up to the unit (metal treads, maintained by the association). This single bedroom unit honestly feels almost as big as the two bedroom units because of the open layout and the galley style kitchen with the pass-through counter top. That, and the end units like ours are much wider (deeper? They extend more northwards) than the rest of the units. When you subtract the wasted space from stairs and hallways in the townhouse units (two bedroom units), you basically end up with what I have. You really must see it to appreciate it. This unit does get a reduction in dues because it uses less heat than the other units.
