The home at 92 Lake Street was built in 1852 and lies in the Cooperstown Historic District and has been placed on the National Historic Register by the Department of the Interior As such it was necessary for the facade of the house to remain architecturally in character with the 1852 period in which it was built. I was able to work out a plan with the Cooperstown Historic Review Board whereby we would keep the front of the house with its wide pine floors and post and beam construction essentially the same and would add two modern additions on the back of the house with lots of glass and decks to take advantage of views of the nicely landscaped yard, the Leatherstocking Golf Course and Otsego Lake. The result is a very pleasant very livable blending of the old 1812 and the classy glassy new with it's trex decks on both upper and lower levels, a modern stainless steel kitchen with G.E. Profile appliances, 2 new tile and marble baths, a large master bedroom with a cathedral ceiling, 4 Velox skylights with rain sensors and a great view of the Golf Course and Lake. A beautiful sun room with 4 skylights and a cathedral ceiling round out the new additions The rebuild was extensive with new wood siding all around, new composite facia and trim that need no painting, and a new roof on both the 2 new additions and the old, a new 200 Amp electric panel and underground service to the pole, etc etc We have enclosed the yard with a wrought iron fence made by a Thomas Swatling a local iron working craftsman We also just finished a parking area and turn around behind the house which is a great enhancement to the single lane driveway It's a very livable house with loads of modern features in a great location.
