First month, last month, and deposit are due at signing. If move-in is after the 15th of the month, prorated partial rent is due in addition to first full month rent. Pets are allowed only at the discretion of the landlord, and any damage or disturbance caused by pets will be grounds for lease termination, even if pet was originally approved by landlord. All pet approvals are contingent on pet causing no damage to the premises or disturbance to neighbors. An additional deposit of $200 and a $20 monthly fee are required per pet if the pet is approved by landlord. Any violation of the lease agreement may result in termination of lease and forfeiture of deposit. Maximum of 2 people permitted to reside in this apartment. Parking is on the street and subject to all city ordinances. Due to limited space shared with other tenants and the store downstairs, landlord requests only one vehicle to be parked on site during business hours unless otherwise authorized in advance. Parking is first come, first served, and no guarantee is made that nearby parking will be available. Lease is for one year with the option for month-to-month after the first year. Lease can be terminated by Landlord with 30 day written notice to tenant for any reason Landlord deems necessary. Any illegal activity in the apartment will result in immediate notice to vacate premises. Tenant is responsible for cleaning their apartment and keeping shared hall and laundry areas clean. Any neglect in cleaning that requires intervention from landlord is grounds for lease termination including but not limited to attracting pests, flooded bathroom due to avoidable clogs in drainpipes, etc. All maintenance issues are required to be reported asap in order to avoid unnecessary damages. Landlord reserves the right to enter apartment to address any maintenance concerns without advance notice in emergency situations, but every attempt will be made to give notice for routine required inspections or non-emergency maintenance issues.
