Private owner Lease Terms & Tenant Responsibilities Monthly Rent: $2,717 Lease Term: 12 months Security Deposit: One month's rent ($2,717) is required prior to move-in. Utilities: No utilities are included with the monthly rent. Tenant is responsible for all utility costs, including: Gas Water Electricity Trash Internet/cable Lawn Care & HOA: Tenant is responsible for regular lawn and yard maintenance. The property is located in an HOA community, and the tenant must comply with all applicable HOA rules and community requirements. Any tenant-caused HOA fines or charges will be the tenant's responsibility to the extent permitted by the lease and applicable law. Pest Control: Tenant is responsible for routine pest control and for maintaining the home in a clean and sanitary condition. Rent & Late Fee: Monthly rent of $2,717 is due on the agreed-upon due date. Tenant will have a 3-day grace period to make payment. If rent remains unpaid after the grace period, a $75 late fee will apply, subject to the terms of the lease and applicable Texas law. Renter's Insurance: Tenant is required to obtain and maintain renter's insurance throughout the lease term. Proof of insurance may be required before move-in. Property Care: Tenant is responsible for keeping the home clean and in good condition and must promptly notify the landlord of any maintenance issues, leaks, damage, or other problems. Tenant is responsible for damage caused by the tenant, occupants, guests, or pets beyond normal wear and tear. Move-Out: The home must be returned clean and in good condition at the end of the lease, with all personal belongings and trash removed. All keys, remotes, and other property provided at move-in must be returned. Any tenant-caused damage or other amounts properly chargeable under the lease may be deducted from the security deposit as permitted by Texas law. Occupancy & Community Rules: All occupants, pets, and vehicles must be disclosed as required by the lease. Tenant and all occupants must comply with the lease, applicable laws, and HOA/community rules. No Utilities Included: Tenant should be prepared to establish utility accounts in their name prior to or immediately upon move-in. Landlord is not responsible for tenant's utility costs. All terms are subject to the final written lease agreement and applicable Texas law.
