Self-employed individuals are also welcome, but they will need to provide proof of income and financial stability. 2. Credit Score: A credit score of 700 or higher is required to apply. We will review your credit history as part of the application process. 3. Criminal History: A clean criminal background is required. Felonies will disqualify an applicant. We conduct background checks on all applicants. 4. Income Verification: Applicants must provide proof of income. We require a minimum monthly NET income of 2.5 times the rent. This can include pay stubs, bank statements, or tax returns. 5. Rental History: A positive rental history with no recent evictions or outstanding debts is required. References from previous landlords are highly encouraged. 6. Security Deposit: A refundable security deposit of 1 Months Rent is required upon lease signing. This deposit will be returned at the end of the lease term, provided the unit is in good condition. Additional Considerations: No Smoking: Smoking is not allowed inside the rental property. Pets: No Cats - Unfortunately, we do not allow cats in the property. Dogs - We accept well behaved dogs under 50 lbs, breed restrictions apply. Dog must be up-to-date in vaccinations.
