    ***Not currently livable, full renovation started, financing unlikely.*** This property is in a great location and neighborhood. Right at a trailhead of the Santa Fe River Trail - which one can follow to downtown, 3 minutes walk to La Montanita Co-op and Solana Center shopping and services, five to public tennis courts and the rec center. The house, which is grandfathered to a zero lot line on three sides at the back of the property, is about 2/3 adobe, 1/3 block, and salvageable with work. It’s stripped down to dirt, has the roof off about 1/3, and needs full plumbing and electrical systems replacement. It’s effectively a full re-build or a tear-down. New windows and other systems elements could be conveyed if you're continuing with a re-build plan. There is space (and zoning allows) for a second structure in the front of the lot with a footprint of about 1100 square feet, but could go two stories. The property is not in an historic district. There is also good and healthy soil in the mid-section of the property for a garden and mature trees for shade. It’s unlikely that financing would be available unless a construction loan or similar. It will not pass inspection or condition report. So buyer should have cash, trade, or a creative and attractive proposal. Fair offers considered. Also, if you have the funds to complete building (at which time it could be conventionally financed) but not for the purchase, I could carry for a period (like a year). Prefer not to deal with realtors, but will if you pay commissions. Prefer a direct and personal negotiation, simple contract, and closing via mutually-selected title company (with optional transaction attorney representing us both).
