SECTION 4 PROPERTY DAMAGE RESPONSIBILITY Tenant shall maintain the Premises in a clean and sanitary condition. Tenant is responsible for all damage caused by Tenant, occupants, guests, or pets beyond normal wear and tear as defined under California law. Repair or replacement costs may be deducted from the security deposit pursuant to California Civil Code Section 1950.5. Tenant remains liable for any costs exceeding the security deposit. SECTION 5 LEGAL FEES AND COSTS In any action or proceeding arising out of Tenant's breach of the Lease or this Addendum, the prevailing party shall be entitled to recover reasonable attorney fees and court costs as permitted under California Civil Code Section 1717. SECTION 6 PET ADDENDUM 6.1 Authorization Tenant is permitted to keep no more than two pets on the Premises subject to prior written approval by Landlord.
