Hello all~ I'm renting out the front half of our Lents duplex. It has it's own fenced yard, as well as it's own designated carport parking space. Fresh paint throughout and an updated kitchen with stainless steel appliances. There's a lot of light that comes through year around due to the large windows in each living space + it's South facing orientation. Just replaced the kitchen sink & bathroom vanity. Great location on a chill street with no thru traffic. It's walkable to various parks, biking & walking trails, restaurants, and cafes. We lived here 2022-2023 and really loved being able to walk 4 blocks down to grab coffee and a pastry at Bella's Italian Bakery, or 6 blocks down to Zoiglhaus Brewing & Restaurants/Pods for their Wednesday trivia night. We also regularly took our pups to Glenwood park just 0.4 miles away, or walked the 0.7 to the larger Lents Park (where the Portland Pickles play their home games)! As far as public transport is concerned, it's an easy 0.3 mi walk to the Foster MAX Station as well and has super convenient access to I-205. Adding to it's appeal location wise, Trader Joe's is just 2 miles away and all the great spots off Woodstock are 1 mile west (Heart Coffee, New Seasons, Cloud City Ice Cream, Double Mtn Brewing, etc.). The tenant will place the electric in their own name once they move into the unit. There is a flat $95 utility payment added to rent each month that covers trash & recycling + water & sewer. There is no smoking inside the unit, or on the property. As noted in the property description, you'd have one designated & covered carport parking space, as well as plenty of off street parking for a possible second vehicle. Dogs & cats are allowed on the property with a non-refundable $500 pet deposit. The tenant is responsible for basic yard maintenance. This includes mowing the shared side yard area to the right of the sidewalk. There is access to a new shared electric mower and it usually takes 10-15 minutes for the portions of the year it's necessary. If you'd like to garden at all, there are 4 small beds in your portion of the yard that need a little love, but functioned really well when we lived there.
