A nearby east west bus route offers direct access to shopping and dining along Columbus Boulevard. Daily conveniences are just steps away, including ACME, CVS, Wine & Spirits, and Dunkin'. The neighborhood is also known for its vibrant food scene, with popular restaurants, bakeries, and cafes within a short walk, including Termini Bros. bakery, Varallo Brothers bakery, Slice & Schmears Bagels, Rival Bros. Coffee, Barcelona Wine Bar, and The Dutch. There are three gyms within a 5-min walk from the house as well. Despite its central location, the area maintains a quiet, residential feel, making it an ideal place to live while enjoying everything South Philadelphia has to offer. Last month's rent and a security deposit totaling $1,600 are required at lease signing. First month's rent is due upon receipt of the keys. Rent is due on the first (1st) day of each month. A late fee of $50 will be assessed for any rent not received within the first five (5) days of the month. An additional $5 per day will be charged for each day rent remains unpaid thereafter. Tenants are expected to proactively communicate with the property owner if rent payment will be delayed beyond the fifth (5th) day of the month. If rent is not received by the tenth (10th) day of the month and the tenant has not communicated or agreed upon a payment plan, any legal fees incurred by the property owner as a result of nonpayment may be the responsibility of the tenant, as permitted by law. Tenants are responsible for electricity, gas, and water. Tenants must contact PECO, PGW, and Philadelphia Water to transfer all utilities into their name prior to move-in. Smoking is not permitted on the property. The property owner may conduct inspections of the property with a minimum of 24 hours' advance notice to the tenant. Tenants are expected to maintain the property in a clean and safe condition. To protect the plumbing system, tenants should minimize excessive toilet paper disposal and must not pour cooking oil or grease down sinks. A $500 cleaning fee will be assessed if the property is not left thoroughly clean at the end or termination of the lease.
