There is NO interest in hearing from a realtor or other professional looking to “help out” in selling the home. Long story short: This home has a reverse mortgage on it and will either be sold as a Short Sale by the end of this month (MAY 2026), or it will be handed back to the reverse mortgage company as a foreclosure. There is no possibility as a ‘rent to own’ or ‘owner finance’ or anything of the sort. This would be great for someone to flip or for someone looking for a low priced home that doesn’t mind putting in some time and money to rehab it as their forever home. I have no stake in glossing things over or hiding anything so I’m going to try to include as much information as possible for your edification up front. Issues you are facing with the home: 1 – The property has a well and septic system. The current well needs to be capped and a new well dug. That project will cost somewhere in the neighborhood of $50,000. 2 – There is a hole in the ceiling of the downstairs den area where there was a water leak in an upstairs bathroom. At this point, it seems like it’s a issue with the pipes because there is currently no water to the home with the well being out of service and yet it still fills the upstairs sink with water and overflows on occasion. 3 – One small area at the upstairs ceiling in the foyer area need repair from prior leak. 4 – The property line that exists along the south side of the property is NOT where it appears to be as the previous owner used to own both the lot the home is on as well as the adjacent lot. The adjacent lot that is basically the parking area (and has a basketball net) for the home is NOT a part of the home’s lot. That new owner would be happy to sell that portion of the land to the new owner/buyer which would increase the amount of land the home sits on and keep from having to revamp or tear up the existing drive/parking space. 5 – The pool is basically a swamp at this point and will need some rehab and TLC. As far as I’m aware, it shouldn’t need any retiling, but the equipment out there hasn’t been touched or maintained in about three or four years. 6 – The only other issues are that the home is a bit dated and needs to be refreshed and updated. There are even some areas that would be fabulous updates, such as finishing the attic space off the upstairs bedroom – it would make an AWESOME study or playroom for kids. Roof was replaced in 2019. Foundation has been inspected and is in good shape. LASTLY – THERE WILL BE AN ESTATE SALE AT THE PROPERTY FRIDAY-SUNDAY MAY 15, 16 AND 17. IF YOU WOULD LIKE TO WALK THROUGH, THIS WOULD BE A WONDERFUL TIME TO DO SO. Quiet, secluded and private lot on a cul-de-sac, the home sits on just over an acre and a half. No neighbors behind you, a swimming pool right out the back door, and plenty of nature to enjoy and yet still just minutes away from Boerne and La Cantera/The Rim.
