This beautiful split level, 1425 square foot home in Meridian Acres features upgraded energy efficient windows; hardwood floors throughout main floor; new high end laminate flooring upstairs (bedrooms); only piece of carpeting remaining is in small hidden room behind master closet. W/D (provided by previous tenants) included "as is", renovated kitchen with beautiful QUARTZ countertops and dual oven glass top range, dishwasher, microwave; natural gas furnace reduces utility costs; mature landscaping, and a covered deck (deck roof will be replaced before lease starts); 2 car garage with shelving and workbench; tenant pays all utilities. Tenants must be willing to maintain the yard to neighborhood standards as HOA covenants apply. For security purposes, potential renters who tell us a little about themselves will be given first priority for scheduling (such as your employment situation, the number of people who will be living there, pets, and the total number of vehicles/trailers/etc. you have). While the home is part of an HOA, it is very user-friendly and low-key (unlike many!). Their basic expectation is that people put a little work into mowing the lawn, keeping weeds down, and so forth. We expect to start giving tours after Easter weekend. We can accomodate those out of the area with virtual tours upon request. Basic screening criteria includes responsiveness to landlord's prerequisites for scheduling tours, a history of paying rent on time, prior landlord references (most important), history of stable employment/income and complete applications. Landlord will email application after meeting applicant(s) (WA Landlord Assn form). Smaller pets considered with additional non-refundable deposit ($300) and references. Security deposit and first month's rent required to move-in (not last month rent). Pet deposit (if applicable) can be paid with second month rent. Current tenant screening reports will be accepted with verification. Please do not disturb outgoing tenants. This is not "bottom line" focused corporate rental trying to squeeze you for every dollar, but a responsive, friendly "mom and pop" operation. I bought this home (my first) almost 30 years ago and started my family in it. Looking for tenants that will maintain it and try to fit in with a good group of neighbors.
