Rent, fees & money
Rent must be paid in full. All tenants are responsible for the entire rent, even if one tenant cannot pay their share.
If rent is not fully paid by the 5th of the month, there is a $50 late fee.
Any unpaid balance from a previous month can be added to the next rent payment.
The lease says all fees are treated as additional rent.

Taking care of the home
Keep the inside and outside of the property properly maintained.
Keep the home clean and free of excessive trash or belongings.
Do not create conditions that could cause pests, fire hazards, or other problems.
Tenants are responsible for landscaping and may have to pay township fines caused by failure to maintain the yard.
Trash must be properly disposed of.
Keep the oil tank filled, if applicable.
Keep drains free of clogs.
No permanent changes or renovations without written permission.
Holiday decorations must be installed without damaging the property.
Landlord access & repairs
Tenants must allow the landlord or contractors reasonable access for repairs and other permitted purposes.
The lease lists a $50 fee for failure to allow entry.
If you need to be present for a repair, missed work or time away from work is not compensated.
If you are allowed to leave the property temporarily for work and fail to do so, the lease lists a $100-per-day fee.
Pets & animals
No animals are allowed unless the landlord agrees in writing.
If a pet is approved:
