We are selling our little property down by the Potomac River as we are moving south. This property includes the plot of land and the mobile home we placed on top. About the trailer - 11.5’ wide x 35’ long - RV title included. Park Model RV uses 50amp service for the main house. All electrical panels and wiring on owner’s pole were replaced with new in 2021 when the home was moved to the property. The pole provides a 50amp outlet for the main house and 100amp to the sub-panel in the 4-seasons room. Has 10’ covered porch the entire 35’ length of the house on one side. 20’ of that is an enclosed 4-seasons room with screens and windows. The remaining 15’ of the covered porch is open. The 4-seasons room has 100amp sub-panel which feeds a second 50amp RV outlet for a second RV, and has electrical outlets for a washer and drier. Roofing replaced approximately 5-10 years ago. The main house is secured with metal bands into concrete (required for owner’s insurance). New hot water tank and new full-size refrigerator installed in 2021. Built in microwave and Gas stove which is connected to propane. Propane forced air furnace can be controlled remotely through the WiFi thermostat. Two window air conditioners, both can be controlled remotely through the WiFi. Home security system, cameras, motion sensors, window/door sensors, and doorbell. Hardware included with the home, but service would need to be obtained by the new owner. Trailer does need some cosmetic work (new carpets, a few broken glass panels in the Four Seasons room, etc.), but is cute and makes for a fun spring/summer/weekend retreat space, or great for living year round (as we previously did). There is a well on the property, but requires maintenance to get up and working.
