The fee will be prorated if not there are less than 30 days left in the month of the Pet residing at the unit. Lease durations--Standard terms are 12, 24, or 36 months; but can be negotiated if non-standard duration is required. These are negotiated with Owner. Security deposit totaling 1 months rent is due at signing and condition at move in will be documented and shared with Tennant to compare with move out condition at the termination of the lease. Any repairs or damages to the unit will be deducted from the security deposit and the Tennant will receive the remainder. Repairs // maintenance--Owner will handle any repairs and maintenance or the unit and all appliances/amenities. Tennant is responsible for maintaining the cleanliness of the space and ensure all appliances and hardware stay in good working order through proper use, conduct, and hygiene. Misc At signing--the Tennant will be provided a property book detailing all contact information relevant to the maintenance of the unit, including details like trash and recycling pick-up days. Insurance--Tennant will be required to carry a minimum $100,000 renters insurance policy for the duration of the lease.
