Security Deposit Tenant agrees to pay a security deposit of $400 before move-in. The deposit will be returned within 15 days after move-out, minus any damages beyond normal wear and tear. 4. Maintenance & Repairs Tenant must promptly notify landlord of any needed repairs. Tenant will be charged for damages caused by negligence or misuse. 9. Entry by Landlord Landlord may enter the unit for inspections, repairs, or emergencies with 24-hour notice, except in urgent situations. 10. Termination Lease may be terminated with a 30-day written notice by either party. Early termination without notice will result in forfeiture of the security deposit.
