Owner to collect monthly rent from renter(s) by cash, certified check or money order no later than 5 days prior to end of month. First month, last month, and security deposit required ($1800 x 3 months = $5400.00 total) upon rental approval by owner. All utilities (electric, gas, water, sewage, trash) are the responsibility of the tenant, and failure to pay any past due utilities in any given month may result in immediate eviction (within 30 days). Maximum number of occupants will be no more than 3 total for non-families, and no more than 5 total for a family. Evidence of any additional persons not listed in the rental agreement will be grounds for immediate eviction. No smoking or vaping allowed within the premises (including enclosed front porch) at any time. Parking is limited to 2 vehicles - one (1) within the garage, and one (1) alongside the north side of garage. There is also room in the garage for a motorcycle, bikes. or a golf cart. Parking only allowed in the rear of this home. Since parking is limited, any friends, visitors, relatives, etc, will need to park in available spots on neighboring streets or risk being towed - NO EXCEPTIONS ! The garage and one parking space are accessible via the alley only. No automotive work will be allowed within or outside the garage at the rental property at any time. Tenant(s) will additionally be responsible for immediately reporting any issues or damages to the home, garage, and property so that immediate repairs can take place by the owner or qualified personnel. Owner of the property will be solely responsible for maintaining lawn (mainly grass cuttings) and any outside yard maintenance (including tree/limb trimming, lawn maintenance, and any other exterior repairs). Any evidence of outside debris, clutter, garbage, unattended on the property will be grounds for a warning by the owner. 3 or more successive warnings not heeded by the tenant(s) will be grounds for eviction. Any need for repairing the property (inside or outside), due to negligence by the renter(s) to report such damages may also trigger an eviction notice. Garbage is collected weekly in Hobart on Tuesday mornings. Renter(s) is responsible for placing garbage bins out to the front street for pickup/disposal and timely returning the empty bins to the area outside of the garage within the same day/evening. On a side item, the property owner can make arrangements for the City of Hobart to pick up any large items that the tenant(s) wishes to dispose of (ex - furniture). Tenant is also responsible for acquiring/subscribing/leasing their own Internet provider for the property. Additionally, the owner must be notified in advance in order to approve any items needing to be addressed prior to installation, such as terminal locations within the home. In the event of wintertime snow, owner will be responsible for snow removal on front/rear sidewalks and parking area for any snowfall exceeding 6 inches. Snow shovels will be available at all times for renters and stored in the garage.
