This condo is ideal for professionals or individuals seeking a quiet, comfortable home in a prime Saint Louis location. The tenant is responsible for paying light and gas utilities. Smoking is strictly prohibited in the unit, and pets are not allowed. The monthly rent for the property is $1,500 and must be paid on or before the 5th day of each month and delivered to the landlord at the listed address. If rent is not paid on time, the landlord may terminate the lease, and a $25 late fee will be charged if payment is late, with an additional $25 for each day the rent remains unpaid; these late fees are considered reasonable estimates of the landlord's losses. The lease term is for 12 months beginning on the stated start date, and if the tenant breaks the lease without the landlord's written permission, all unpaid rent for the remainder of the lease becomes immediately due. The tenant's obligation to pay rent is separate from all other lease terms and rent must be paid in full each month without deductions. A security deposit is required in an amount not to exceed two months' rent, may not be used as rent without written approval, and may be applied to unpaid rent or damages beyond normal wear and tear. Upon move-out, the landlord will provide an itemized list of charges and return any remaining balance of the security deposit within 30 days, provided the tenant supplies a forwarding address or makes other arrangements.
