    What's special

Hard to come by townhome in the very desired and quiet cul-de-sac neighborhood, Wessex Place, in Hurstborne. Property includes a two car garage, private patio, home office, finished basement, fireplace, and a large pool. Homeowners Association fee is only $109/month and includes yard maintenance, trash, recycling, clubhouse, street level security cameras, and heated pool. Note from the owners: We first discovered the Wessex Place community in 2017. At the time, we had one son attending Lowe Elementary and another slated to begin there soon. We loved that the community backed up to the neighborhood where the school was located and knew that other residents with young kids walked to school on nice days. We also appreciated that the entire complex is fenced in with keyed gates, creating a safe haven for our kids to explore without worry that they’d travel too far or somewhere hazardous. Add the pool and the unbelievably inexpensive HOA fee into the mix and we were in love with the offerings of the Wessex Place. No units were on the market at the time of our house hunt in 2017, so we contacted the HOA board and asked if they knew of any owners who might be interested in selling. They informed us that most of their residents had been there for a long time and that it was rare for a townhome to come up for sale, but that they’d keep our information in case arose. Astonishingly, two years later, we received an email from the HOA president to let us know that one of the units was being sold by an estate. We were amazed that they retained our information so long and impressed with the HOA’s organization to recall and reach us. The sweet lady who owned this home bought it new when it was first built in the 70’s. Outside of routine maintenance, she had not made any improvements since purchase. We were excited that a full remodel would give us the chance to modernize and improve the home. The list of improvements that have been made over the last 6 months is vast. We had walls removed in the kitchen to open it up and enlarge it; the vinyl siding was removed and masons put up new brick outside; the ceilings and walls on every floor got new drywall and paint; the floors throughout are new, including sustainable strand bamboo hardwoods; every bathroom was completely gutted and upgraded; new cabinets, appliances, granite, and tile was installed in the kitchen; we replaced the windows and doors with new energy efficient ones; all the electrical fixtures are new, including LED lights and tamper-resistant outlets; all the plumbing fixtures were upgraded to low-flow water saving units and the water heater was replaced; modern trim details and crown molds were added; and the basement was completely finished, including a large den with fireplace and a home office with written permission from the HOA to add an egress window to make it a legal bedroom in the future. Needless to say, we were excited to move in and live here. Sometimes though, life has other plans. While working on this process we got the great news that we would have a third child. While the townhome is exactly what we wanted/needed for our family of 4… adding a newborn would have meant moving our 4th grader to the basement and turning the office into a bedroom sooner than later. While this would work for an older child, we didn’t feel comfortable separating a 9 year old from the rest of the family by two floors. So, now the home we love but never lived in is for sale. To whoever buys it, know you’re getting a quality piece of property in one of the best hidden gems in louisville. Over the last year, we’ve met many neighbors and formed some amazing bonds. Great people live in this great place. As far as we can see, there are no negatives to living at the Wessex Place! Showings available starting Sunday, July 4th. Open House scheduled for July 10th. Listed as for sale by owner, but paying full buyers agent commission if applicable. Call or email Kevin.
