Furnished: queen sized base and mattress. Price includes wifi, water, sewage, weekly curbside trash collection, and electricity (with cap), washer & dryer. No smoking permitted inside or outside the property. No candles or live flames as this is a fire risk. Tenant is responsible for keeping the property clean. Trash must be disposed of at least weekly in appropriate receptacles. Only human waste and toilet paper may be flushed in the toilet. No wipes, sanitary items or any other item to be flushed, even if labeled "flushable".a All issues such as water intrusion/leaks, non functioning windows and doors, or electrical issues must be communicated immediately otherwise tenant could be held financially responsible for damages. Vehicle parking is on the street. No cars or vehicles in the yard or on the lawn. You may park on the driveway until 10pm 1st January 2023. For clarity, we have agreed the following: This is a month to month lease. A holding fee of $250 is payable. I will stop advertising the property and hold it for you until 27 December 2022. Should you change your mind about the property, the fee is non refundable. There is a $1300 refundable security deposit due on the day the lease commences. The $250 fee will convert to a partial security deposit on the day the lease commences. The remaining $1050 should be paid via cash, bankers draft or cleared bank deposit on the first day of the lease. The first month is from 0001 27 December 2022 until 1159pm 26 January 2023. The rent for the first month (27 December 2022 - 26 January 2023) is $1300. The rent for the second month (27 January 2023- 27 February 2023 is $1300. The rent for the third month and any month thereafter until further notice is $1900 per month. Rent is payable in advance and due 27th of each month. Rent is considered late if it is not paid five days after the due date. A $10 late fee applies.
