    What's special

    Large, spacious home that’s located in Burwell, Nebraska, is approximately 8,000 square feet with 38 rooms. It is very close to the center of town, in walking distance to the Post Office, grocery store, pharmacy, hardware store, movie theater, boutiques, coffee shops, and restaurants. This was originally built in 1912 as the Railroad Boarding house for the railroad workers. The first level is a daylight basement. It featured a workshop with a custom built office. (Please note: We were preparing to have a new basement poured with heated floors so we removed the doors, shelves, cabinets, service sliding window, and most of the hardwood flooring and stored them to reinstall later). The second and third levels feature a hallway over 50 feet long with a 4x6 closet in the middle and 4 rooms off each side for a total of 8 rooms. The front two rooms on each floor have pocket doors and are suites, one room being the bedroom and the other room being a kitchenette and sitting room. 3 out of the 4 suites have had the kitchenettes removed so you can renovate to your own liking. All suites and bedrooms have a 4 by 6 closet except one of the suites on the third level has a 4x12 closet. There is also a hideaway gun storage or Panic Room that could hold 4 adults hidden within the closet of one of the suites on the second level. The upper balcony would be perfect to enjoy a cup of coffee in the morning. Both center hallways have had all of the old glued down linoleum removed and are back down to the original pine wood. These two levels also have Enamel Vermont Casting Gas Stoves. They change to a darker color to alert you when they are hot. Some of the rooms on the Second Floor have been renovated with Waterhouse Wallcoverings. The Fourth floor has four studio apartments each with a living/bedroom area, kitchen alcove and closet. All levels have one bathroom per level. Renovation is not complete. We have already placed a deposit for blueprints with a structural engineer. There is a housing/rental shortage for hunters, fishermen, and vacationers wanting to enjoy the Calamus Reservoir or the Rodeo which Burwell is famous for. This shortage is what makes this home an ideal investment to turn the house into apartments, Air BnB, Bed and Breakfast, a Hunter’s Lodge, or a multi-family home where each family can have their own level.
