3. Minor Maintenance and Repairs: Tenants are responsible for routine minor maintenance and simple upkeep costing. Examples include replacing light bulbs, smoke detector batteries or garage remote batteries, HVAC filters, and other similar household items. Please notify the landlord promptly of any issue that may require professional repair or could cause further damage to the property.
4. Keys and Access Devices: Two sets of keys and/or access devices will be provided for applicable doors, entrances, and the garage. Please keep them in a safe place. If both sets are lost, a $50 replacement fee will apply to help cover the cost of replacement.
5. Security Deposit: The security deposit is refundable, provided the property is returned in the same condition in which it was received, excluding normal wear and tear. The cost of repairing any damage beyond normal wear and tear may be deducted from the security deposit.
6. Occupancy: Only tenants approved by the landlord may reside at the property.

9. Subleasing and Short-Term Rentals: Subleasing the property or listing any portion of it on short-term rental platforms is not permitted without the landlord's prior written approval.
