Tenant responsible for paying utilities gas, clean clea vent, electric , water, and quarterly filter change, yearly rental insurance fee and report any needed repairs within 24 hours and be available for home warrenty technicians to come fix or replace broken systems or plumbing - if broken items or malfunction of applicances are not reported within 24-48 hours the contract will be breached, and tenant agrees to vacate the property within 30 days. Landlord cover monthly active pest & termites control, exclusions, security system, and HOA cost,home warranty for appliance. Minor basic up keep is the responsibility of tenant. Landlord handles all major responsibility. A quarterly walk through will be scheduled as per landlords discretion. Tenant must comply with all HOA covenant rules and regulations or else the contract will be breached.
