The Premises shall be used solely as a private residence by Tenant and Tenant's immediate family. No commercial activities are permitted. Tenant shall comply with all condominium association rules and regulations. Tenant shall keep the Premises clean and in good order. Tenant shall promptly notify Landlord of any needed repairs. Tenant shall be responsible for damage caused by negligence or misuse. Landlord shall be responsible for major structural repairs and compliance with building codes. Tenant shall have exclusive use of their assigned space. Parking space may not be subleased or used for storage. Tenant agrees to comply with: Condominium HOA rules and regulations (attached as Exhibit A). All applicable laws, ordinances, and regulations. Failure to comply may be considered a breach of this Lease. Landlord may enter the Premises upon reasonable notice for inspection, repairs, maintenance, or to show the unit to prospective tenants or buyers, in accordance with state law. Failure to pay rent or perform any term of this Lease shall constitute a default. In such case, Landlord may pursue all remedies available under state law, including termination of tenancy. Tenant may not assign, sublet, or transfer this Lease without prior written consent of Landlord. This Lease will terminate at the end of the stated term unless renewed in writing.
