    Brand new windows in all rooms inside of the house. Brand new flooring and appliances all throughout the property. Located on the bottom floor of the complex. Five minutes away from the Monitor Merrimac Bridge Tunnel and easy access to Hampton and Newport News. New refrigerator, electric oven, and 50 kg water heater. New exterior doors and a sliding door, and a fireplace is located inside of the main living room. The term of this lease shall be 12 months, unless terminated earlier in accordance with this Agreement. Tenant agrees to pay Landlord rent in the amount of $1350 per month, due on the 1st of each month, payable online whichever is best or otherwise directed. Tenant shall pay a security deposit of $1350 prior to occupancy. The deposit shall be held in accordance with state law and returned within the statutory timeframe after the lease ends, less deductions for damages, unpaid rent, or other lawful charges. Tenant shall be responsible for payment of all utilities and services supplied to the Premises, except for those provided by the condominium association and included in the HOA fee. The Premises shall be used solely as a private residence by Tenant and Tenant's immediate family. No commercial activities are permitted. Tenant shall comply with all condominium association rules and regulations. Tenant shall keep the Premises clean and in good order. Tenant shall promptly notify Landlord of any needed repairs. Tenant shall be responsible for damage caused by negligence or misuse. Landlord shall be responsible for major structural repairs and compliance with building codes. Tenant shall have exclusive use of their assigned space. Parking space may not be subleased or used for storage. Tenant agrees to comply with: Condominium HOA rules and regulations (attached as Exhibit A). All applicable laws, ordinances, and regulations. Failure to comply may be considered a breach of this Lease. Landlord may enter the Premises upon reasonable notice for inspection, repairs, maintenance, or to show the unit to prospective tenants or buyers, in accordance with state law. Failure to pay rent or perform any term of this Lease shall constitute a default. In such case, Landlord may pursue all remedies available under state law, including termination of tenancy. Tenant may not assign, sublet, or transfer this Lease without prior written consent of Landlord. This Lease will terminate at the end of the stated term unless renewed in writing. Tenant must provide [30/60] days' written notice prior to move-out. This Lease shall be governed by and construed in accordance with the laws of the State of [State]. This Agreement constitutes the entire agreement between the parties. Any modifications must be in writing and signed by both parties.
