I. Utilities and Services The Tenant(s) shall be solely responsible for the connection and payment of all utility services necessary for the Premises, including but not limited to: Electricity Water/Sewer Gas (if applicable) Trash/Recycling services Internet, Cable, and Telephone The Landlord is not liable for any interruptions or failures of utility services to the Premises. II. Landlord Responsibilities (Maintenance) The Landlord shall be responsible for and bear the cost of the following maintenance and services for the Premises: Lawn Care: Mowing and routine maintenance of the exterior lawn and landscaping. Pest Control: Routine spraying or treatment for common household pests and insects. Air Filter Replacement: Supplying replacement air filters for the HVAC system. Major Repairs: Any major maintenance or repairs required for the structure, systems (HVAC, plumbing, electrical), or appliances provided by the Landlord, provided such damage was not caused by the negligence or misuse of the Tenant(s). III. Tenant Responsibilities (Maintenance) The Tenant(s) shall be responsible for the following routine maintenance during the Term of this Lease: Filter Installation: Promptly installing the air filters supplied by the Landlord as necessary (recommended every 1-3 months). General Cleaning: Keeping the interior and exterior of the Premises clean and sanitary. Minor Maintenance: Replacing light bulbs, batteries in smoke detectors, and unclogging drains. Damage: Repairing any damage to the Premises, fixtures, or appliances caused by the intentional or negligent acts or omissions of the Tenant(s) or their guests. IV. Landlord Occupancy The Tenant(s) acknowledges and agrees that the Landlord resides in a separate and distinct unit located on the same property (the "Back Unit"). Shared Property: While the Landlord maintains occupancy of the Back Unit, the leased Premises (the Tenant's unit) remains separate and exclusively for the use of the Tenant(s), subject to the terms of this Lease. Access: The Landlord's occupancy of the Back Unit does not diminish the Tenant's right to quiet enjoyment of the leased Premises. Any access by the Landlord to the Tenant's unit will be governed by the standard terms of this Lease regarding entry (typically requiring 24 hours' notice, except in emergencies). Common Areas: If any areas of the property are deemed "Common Areas" (e.g., driveway, walkways, etc.), the parties agree to use these areas reasonably and respectfully, recognizing the Landlord's residency on the property.
