Rental history with disturbance complaints if landlord would not re-rent. 6. Unauthorized persons or pets in a unit rented by the applicant. 7. Smoking is not permitted on the property. Income/Employment 1. Lack of proper documentation proving adequate income to pay rent (earnings must be equal to three times the monthly rent amount). Credit 1. Civil Judgements and/or excessive collections. 2. Bankruptcy, foreclosures, and/or negative credit. 3. Lack of credit history. 4. Minimum credit score of 650. Denial may result if we find: 1. False information and/or omissions of material fact listed, including on the rental application. 2. Lack of information provided on rental application. Tenant pays all utilities. Last months rent and deposit required. This is a non-smoking property. One pet is considered on a case by case basis with an additional $35 pet fee per month.
