The room: The room is on the second story of the house and roughly 15x12 feet with one window that faces the yard (the whole neighborhood has trees so it's a leafy view) and the window is double-paned with shock absorbent glass. Expensive windows that are practically impossible to break. The room has a closet for you to use that is in addition to the 15x12 space. The mattress in the picture can be included if you need it. If not, it's currently in the garage. I don't tend to have more furnishings than that because I only do long term ( 30 day or longer ) rentals and oftentimes people will bring their own furniture. The house: The house itself is 1461 square feet with two stories. I rent out two rooms and my other room is currently occupied. The kitchen is friggen awesome and I own two microwaves and two toaster ovens so if there is ever a need for us to both use them at the same time, it won't be an issue. And of course there is a stove and a dishwasher. Due to the house being a two story, the AC has to be set a bit on the cooler side so that the second story is tolerable in the summer. In the winter, the downstairs will be a bit cold because the heat will rise. Tap Water: We have a full home water filter, brand new pipes, and a reverse osmosis water filter under the kitchen sink. Power outages: We have a solar/battery combo. The battery does not have enough amperage to power the whole house but at the very least you'll have power. a ceiling fan, and in most cases, internet in the case of an outage. Bathroom: There are two rooms that are rented out in this house that share a full bathroom. So it's expected that it's kept reasonably clean. Any guests that I have over will use either my bathroom or the downstairs half bathroom so you can consider this bathroom to belong to you and the other tenant. The Neighborhood: Every single house in this neighborhood has a tree in their yard to help reduce the urban heat island effect. We also have a number of aqueducts that go through the neighborhood that help prevent flooding. Because of this, it's a bit like living in a forest. There are fish, turtles, herons, hawks, owls, the occasional deer, some hiking trails ( not anything super impressive but they exist ). The house is near the crossroads of two highways so there are a lot of stores pretty close by, but we're far enough away that the white noise from those streets gets lost in the trees. The Discount: I foster rescue dogs. I had someone in the past who claimed they were good with dogs threaten to kick a foster dog. They were removed from the property shortly after that. Because of this, I will give a discount to people that have experience with force free dog training. This discount will be based on how I observe your interactions with dogs in the house but typically I discount the room down to 700 for people that are good with dogs. Anyone that is a threat to the safety of the dogs will be given 3 days to vacate the property after the first incident. The insurance that the non profit I foster for does not allow them to foster dogs that have a bite history so under no circumstances will I ever be fostering a known aggressive dog. My current foster is a 1 year old puppy that was returned to the rescue because he ( a hunting dog ) was chasing chickens. He's super sweet and safe to be around. The dogs that I foster are exclusively for a Rhodesian Ridgeback rescue. Other tenant: Tends to stay in his room unless he's doing stuff like laundry. Occasionally has a friend over but they don't make noise. Me: I'm a guy with a crazy beard, steady job, so on and so forth. I've had this house since 2009 ( hence the new pipes, solar, water filter, renovated bathrooms, etc ) and I'm perfectly fine with roommates of any gender. I'm one of those kinds of people that tend to think more than talk so if you want someone to listen to you, I'm that person. If you want to get me to talk though, that can be a bit of a challenge. On the other hand it makes me a pretty low key room mate. I don't really care if your room is a mess or not as long as the mess stays in your room and you wash your own dishes somewhat regularly. Poke me with any questions you might have and I'll be happy to answer them for you! Utilities is included in the monthly cost and averaged out over a year. Tenant will cover cost of repairs for any damage caused by the tenant to any part of the home. Foster dogs are on the property; any threats to their safety will given 3 days to vacate the property.
