Appliances (Refrigerator, washing machine, Clothes Dryer) Provided by the Landlord are complimentary, any repairs to the appliances should be done by the Tenant at Tenant's expense or Tenant can buy their own appliances and store the appliances given by the landlord in the garage or safe place. Tenant agrees to pay for all utilities and services, and the following charges: sewer/garbage/water/electricity/gas. If any utilities are not separately metered, Tenant shall pay Tenant's proportional share, as reasonably determined and directed by Landlord. If utilities are separately metered, Tenant shall place utilities in Tenant's name as of the Commencement Date. Tenant shall pay any cost for conversion from existing utilities service provider. Tenant shall water the garden, landscaping, trees and shrubs. Tenant shall maintain the garden, landscaping, trees and shrubs. Tenant shall obtain liability insurance, in an amount not less than $100,000 , naming Landlord and, if applicable, Property Manager as additional insured for injury or damage to, or upon, the Premises during the term of this agreement or any extension. Tenant shall provide Landlord a copy of the insurance policy before commencement of this Agreement, and a rider prior to any renewal. In the event of termination by Tenant prior to the expiration of the lease agreement, Tenant agrees to pay a fee of $2900. The Tenant should give a minimum of 30 day notice. And Tenant should allow the landlord or landlords' agent to schedule at least 2 open houses on the weekends after the notice is given. Tenant agrees to test all smoke detectors and carbon monoxide detectors at least every 30 days and to report any malfunctions to landlord. If detectors are powered by a replace battery, tenant agrees to replace batteries in smoke detectors and carbon monoxide detectors as needed. If refrigerator has been provided by the landlord and has a water filter, Tenant agrees to replace the filter, if kitchen faucet has a filtration system, tenant also agrees to replace those filters as needed. Tenant agrees to change the A/C filter as often as needed and at least 90 days at tenants Expense. Tenant will be charged for any expenses incurred by owner resulting from tenant's failure to keep A/C filter Clean. Tenant agrees to provide landlord or landlords' agent access to the property quarterly for the purpose of conducting interior and exterior maintenance inspection of the home. Tenant further agrees to that landlord or landlords' agent may take photos of the home during the inspection. Tenant is responsible for the first $75 of any other repairs in the house. Tenant agrees that 3 late payments or 3 NSF payments in any 12 months period shall constitute an incurable breach of contract and that landlord may in such case terminate the contract by serving a 3-day notice to perform or quit. Tenant agrees that Rent is due by the first of the month, there is a grace period of 5 days, which includes Holidays. Late fee is $250 and additional $10 is added per each extra day. A legal notice of eviction is served if rent including late fee is not received by 5th of the month and Tenant is responsible for all the expenses occurred for the eviction. If tenant misses any appointment with a vendor, tenant shall be responsible for vendor's service call. If Tenant loses keys or locks keys inside the home, Tenant Shall be responsible for hiring their own locksmith to resolve the problem. If landlord or landlord's' agent agrees to make a trip to the property to unlock the door Tenant shall pay a $50 trip charge. Tenant shall not activate water, sewer or garbage service in tenants name, any charges due from Tenant for these services will be billed to tenant by the landlord and shall be paid to landlord along with the rent on a monthly basis. if there is a solar lease for the property it is considered as utility and Tenant agrees to pay for the solar lease. If the property has a wood-burning fireplace it is not to be used by the Tenant. Guests may stay overnight no more than 7 Days During any 30 day Period. CLEANING: The Tenant(s) is responsible for cleaning all areas of the Premises, including but not limited to, living room, dining room, kitchen, hallways, laundry room, bedrooms, closets, bathrooms, outdoor walkways, and parking spaces. To prevent the infestation of rodents and insects, Tenant(s) must remove any collected trash and food waste from the Premise at least once a week. Carpets and Rugs must be vacuumed at least once a week. Hardwood floors or Tiles must be swept once a week. Bathrooms must be cleaned regularly, and as frequently as needed, to prevent the formation of mold and mildew. If Tenant(s) does not clean adequately and regularly, Tenant(s) will be liable for reasonable cleaning charges that are soiled beyond normal wear (that is, wear or soiling that occurs without negligence, carelessness, accident, or abuse). Landlord reserves the right to hire a recurring Professional Cleaning/Maid Service if Tenant(s) are not keeping the Premises in clean/sanitary order at Landlord's own judgment. This expense will be the responsibility of the Tenant(s). Tenant agrees to professionally clean the carpets every 6 months, to avoid odour and soiling of the carpet. Tenant is responsible for any Clog in the Toilets, Bathrooms and Sink (Bathroom, kitchen). Tenant shall not use abrasive cleaning supplies, place Hot items Directly on counters, or allow anything acidic directly on Counters. On the last day of the lease tenant should handover the house in a clean condition without any damage to Floor, walls, Ceiling and Appliances. failure to do so, tenant is charged additional amount for all the cleaning, repairs and rental loss (additional rent charged till the house is cleaned). Tenant acknowledges receipt of HOA documentation and explicitly agrees to reimburse the landlord for any fines resulting from tenant actions or inactions. Landlord pays Monthly Hoa Fees if applicable Tenant agrees to take Rental insurance for the period of lease If Tenant plans to have a pet. He/she should get an approval from the landlord if landlord approves Tenant agrees to pay $25 per pet as pet fee every month. No Smoking Policy: Tenant shall not smoke, nor permit anyone to smoke, inside the house Smoking shall include the inhaling, exhaling, breathing, carrying, or possession of any lighted cigarette, cigar, pipe, other product containing any amount of tobacco, or other similar lighted product.
