Tenant agrees that 3 late payments or 3 NSF payments in any 12 months period shall constitute an incurable breach of contract and that landlord may in such case terminate the contract by serving a 3-day notice to perform or quit. Tenant agrees that Rent is due by the first of the month, there is a grace period of 5 days, which includes Holidays. Late fee is $250 and additional $10 is added per each extra day. A legal notice of eviction is served if rent including late fee is not received by 5th of the month and Tenant is responsible for all the expenses occurred for the eviction. CLEANING: The Tenant(s) is responsible for cleaning all areas of the Premises, including but not limited to, living room, dining room, kitchen, hallways, laundry room, bedrooms, closets, bathrooms, outdoor walkways, and parking spaces. To prevent the infestation of rodents and insects, Tenant(s) must remove any collected trash and food waste from the Premise at least once a week. Carpets and Rugs must be vacuumed at least once a week. Hardwood floors or Tiles must be swept once a week. Bathrooms must be cleaned regularly, and as frequently as needed, to prevent the formation of mold and mildew. If Tenant(s) does not clean adequately and regularly, Tenant(s) will be liable for reasonable cleaning charges that are soiled beyond normal wear (that is, wear or soiling that occurs without negligence, carelessness, accident, or abuse). Landlord reserves the right to hire a recurring Professional Cleaning/Maid Service if Tenant(s) are not keeping the Premises in clean/sanitary order at Landlord's own judgment. On the last day of the lease tenant should handover the house in a clean condition without any damage to Floor, walls, Ceiling and Appliances. failure to do so, tenant is charged additional amount for all the cleaning, repairs and rental loss (additional rent charged till the house is cleaned). Tenant acknowledges receipt of HOA documentation and explicitly agrees to reimburse the landlord for any fines resulting from tenant actions or inactions.
