Lease Duration: The initial term of this Lease shall be for twelve (12) months. After the expiration of the initial term, the tenancy shall automatically continue on a month-to-month basis under the same terms and conditions, unless and until (a) a new written lease is signed by both Landlord and Tenant, or (b) either party gives proper written notice of termination in accordance with applicable law. Renter's Liability Insurance: Tenant shall maintain renter's liability insurance with minimum coverage of one hundred fifty thousand dollars ($150,000) per occurrence throughout the term of the Lease. Proof of insurance shall be provided to Landlord prior to or at move-in and upon each renewal of the policy. The insurance shall remain in full force and effect without lapse during the entire tenancy. Pet Policy: Pets may be permitted only with the Landlord's prior written approval. If a pet is approved, the Tenant shall pay a pet deposit of five hundred dollars ($500.00). The pet deposit is refundable, subject to deductions for any damages caused by the pet. All approved pets must be properly cared for and comply with local regulations and lease rules. Water, Sewer, and Garbage: Water, Sewer, and Garbage shall be billed to the Tenant by the Landlord based on the applicable utility invoices reflecting actual charges. Such amounts shall be considered additional rent and shall be payable together with the following month's rent payment. Gas and Electricity: The Tenant shall be responsible for arranging and paying all gas and electricity charges for the Premises during the tenancy. The Tenant must ensure that all utility accounts are established in the Tenant's name and remain in good standing throughout the term of the lease. Landscaping Maintenance: The Tenant should be responsible for maintaining the landscaping, including lawns, gardens, and outdoor areas, in a clean and tidy condition at the Tenant's own expense. If the Landlord agrees in writing to arrange landscaping or garden maintenance on behalf of the Tenant, any costs incurred will be added to the Tenant's rent for the following month. Washer and Dryer: A washer and dryer are provided by the Landlord for the Tenant's use and convenience. The Tenant acknowledges that these appliances are supplied as-is and agrees to be responsible for their routine maintenance, care, and any necessary repairs during the tenancy, at the Tenant's expense. If either appliance becomes inoperable and the Tenant chooses not to repair it, the Tenant may, at their own cost, replace the appliance. Any replacement washer or dryer purchased by the Tenant shall become the property of the Tenant, and the Tenant may remove it upon vacating the premises, provided that any damage caused by removal is properly repaired. The Tenant shall be responsible for the proper disposal of any non-functioning appliance. If the Tenant prefers that the Landlord handle removal or disposal, a reasonable service fee may be charged to cover associated costs. HVAC System Filter: Due to the height and inaccessibility of the HVAC system filter, the Landlord shall provide quarterly filter replacement service for safety and maintenance purposes. The Tenant agrees to allow access for this service and to pay a flat fee of seventy-five dollars ($75.00) per service visit. This fee covers labor and materials associated with replacing the HVAC filter. An advance notice shall be provided by the Landlord before entering the premises to perform the service, in accordance with applicable landlord-tenant laws.
