Lease Term The lease shall be for a fixed term of twelve months, beginning on _____________ and ending on _____________, unless otherwise extended or terminated in accordance with the lease agreement and applicable law. 2. Security Deposit The tenant shall pay a security deposit equal to one month's rent before taking possession of the unit. The security deposit may be used, as permitted by law, to cover unpaid rent, damage beyond ordinary wear and tear, cleaning costs, missing items, or other amounts owed under the lease. 3. Monthly Rent Monthly rent shall be $1,500.00 cash. Rent is due on the first day of each month and must be received no later than the third calendar day of the month. Any late fees or consequences for unpaid rent must be stated separately in the lease agreement. 4. Written Lease Agreement The landlord and tenant shall sign a written lease agreement before the tenant takes possession of the unit. The lease agreement, together with any community rules, addenda, and attachments, shall constitute the complete rental agreement between the parties. 5. Occupants and Background Checks Every adult and individual who intends to reside in the unit must be disclosed in advance and approved before moving into the unit. Each proposed occupant must complete any application, screening, or background check required by the Community Administration Office. All application, screening, administrative, and background-check fees charged by the Community Administration Office shall be paid by the tenant or proposed occupant. No person who has not been disclosed and approved may establish permanent residence in the unit without prior written authorization from the landlord and the Community Administration Office. 6. No Pets No pets or animals are permitted in the unit without the landlord's prior written approval, except where otherwise required by applicable law. 7. No Smoking Smoking, vaping, or the use of tobacco, marijuana, or similar products is prohibited inside the unit. The tenant shall also comply with all community rules regarding smoking in common areas, balconies, patios, hallways, and other shared spaces. 8. Condition and Care of the Unit The tenant acknowledges that the unit will be delivered in clean and habitable condition, except for any conditions specifically documented in the move-in inspection report. The tenant shall: * Keep the unit clean and in good condition. * Use the unit, appliances, fixtures, and equipment responsibly. * Promptly report leaks, damage, safety concerns, or needed repairs. * Avoid damaging the unit or allowing guests or occupants to damage it. * Comply with all community and condominium rules. At the end of the lease, the tenant shall return the unit in substantially the same condition in which it was received, ordinary wear and tear excepted. The tenant may be responsible for repair or replacement costs resulting from negligence, misuse, unauthorized alterations, excessive cleaning needs, or damage caused by the tenant, occupants, or guests. 9. Move-In and Move-Out Inspections The landlord and tenant should complete a written move-in inspection, including photographs when appropriate, documenting the condition of the unit. A move-out inspection may also be completed to compare the condition of the unit at the end of the lease with its condition at move-in. ## ESPANOL 1.
