The room comes with access to several shared spaces that make the home practical and welcoming. Upstairs, you'll have use of a full bathroom, a spacious kitchen, and a comfortable living room. The basement is also shared and includes a washer and dryer, along with a toilet for extra convenience. Renters may also use the garage strictly for storage. No other areas of the property are shared or permitted for use. Rent and Payments Rent is $500 per month plus the trash bill. Rent is due on the 1st of every month. If not paid by the 1st, a $20 late fee will be added per day until the 10th. If rent is more than 10 days late, the renter will be evicted immediately. The trash bill is billed several months at a time, and any unused months are forfeited if the renter moves out early. Utilities and Resources Tenants must be mindful of gas, water, and electric use. Any usage over the average 12-month span will be paid for by Rachel Thompson and Aaron McCrory. Bills will be available upon request to show billing history. Credit Report Requirement On the 1st of every month, Rachel Thompson must provide credit reports from all three bureaus (via annualcreditreport) at the same time rent is paid. Failure to provide this will break lease requirements and require termination of the lease. Shared Access Renters may use the full bathroom, kitchen, and living room upstairs. The basement is shared and includes a washer, dryer, and toilet. The garage may be used for storage only. No other areas of the property are permitted for use. House Rules No smoking, vaping, or e-cigarettes inside the house. No alcohol is allowed on the premises. No illegal drugs are allowed. A maximum of three cats is permitted, and they must be properly cared for with clean litterboxes, food, and water. Dishes must be cleaned and put away after use. Doors must not be slammed, and the property must be respected at all times. Conduct and Enforcement Respectful behavior toward others in the household is required. Any disrespect or violation of this policy will be determined at the sole discretion of Mona Thompson. Serious violations may result in immediate termination of the lease and removal from the premises within 24 hours, with no refund of prepaid rent or utilities. Damages Renters are responsible for any damages they cause. Repairs must be completed and paid for by the renter. Failure to do so will result in legal action to recover costs. Address Use The property address cannot be used as a mailing or residential address. Renters must obtain and use their own P.O. Box for mail.
