    What the owner loves about this home
    I bought this place in February 2015 for what it could become, and I've spent ten years finding out. The 1926 main house came first — a full gut rehab in 2015–16 that opened the floor plan, lofted the primary ceiling, and put custom beams and white oak shelves where lath and plaster used to be. I lived in the carriage house while I did it, back when it had concrete floors and electric baseboard heat. It's a proper separately-metered one-bedroom now, and it's been rented or hosted guests ever since. Then there was the vacant lot next door. I sited that house at true north — about seven degrees off the property line — so it nestles between three mature trees, and built it to PHIUS Zero certification. Earthen and lime plaster, tadelakt, handmade teal tile, soapstone, a skylight over a sacred-geometry loft ladder, and a 4.4 kW owned solar array that means most months there's no electric bill at all. Water is the only utility I pay on it. What I didn't expect was the gardens. I ignored the flowers here for years. Now there are sunflowers over ten feet, rotating beds, and a spiral zen garden of Ohio native pollinators around a Japanese maple. Tending them became the best part of my day. Three homes, two parcels, one fence, and a life-size unicorn on the front porch who stays with the house.
