Pets shall be allowed on the premises with a $1000.00 non-refundable per pet charge (cat/dog). Tenants agree not to keep or permit animals of any kind within or on the premises for more than one day without prior written permission of the owners and to pay the applicable pet charges. All dogs must be on a leash no longer than six (6) feet when outside your unit, and all cats must be house pets and must not be allowed to roam outside your unit. No animal shall be allowed to cause a disturbance, become a nuisance, or create a condition which detracts from the safety and quality of the complex/neighborhood. Resident(s) are solely responsible for cleaning up their pet(s) waste. Failure to notify Owners of pets on the premises will result in a fine of One-Thousand 0/100 Dollars ($1000.00) and a Five-Day Notice will be issued ($45 per notice and $45 delivery fee). Failure to pay the applicable pet charge(s) and Five-Day Notice fee will be considered a Default by Resident of this Agreement. Deposit all trash, garbage, rubbish or refuse in the locations provided therefor and shall not allow any trash, garbage, rubbish or refuse to be deposited or permitted to stand on the exterior of any building, in any common areas, and/or within the premises. Keep that part of the premises that he occupies and uses in a clean and safe condition including all plumbing fixtures (sinks, toilets, etc.), and to keep the premises free from pests including rodents, bugs, etc. including utilizing a pest control company to address and mitigate intrusions of such pests on the premises at a minimum of a quarterley timeframe. Use in a reasonable manner all electrical, plumbing, sanitary, heating, ventilating, air conditioning, and other facilities and appliances in the premises and maintain in good repair all fixtures and appliances provided in the unit as recommended by the manufacturer's specifications, including changing the air filters monthly and all other preventative maintenance required and recommended by the manufacturer. Adequately ensure all Resident's personal property from loss by fire, theft, or burglary by purchasing Renter's Insurance (USAA, Geico, State Farm, etc).
