Keep that part of the premises that he occupies and uses in a clean and safe condition including all plumbing fixtures (sinks, toilets, etc.), and to keep the premises free from pests including rodents, bugs, etc. including utilizing a pest control company to address and mitigate intrusions of such pests on the premises at a minimum of a quarterley timeframe. Use in a reasonable manner all electrical, plumbing, sanitary, heating, ventilating, air conditioning, and other facilities and appliances in the premises and maintain in good repair all fixtures and appliances provided in the unit as recommended by the manufacturer's specifications, including changing the air filters monthly and all other preventative maintenance required and recommended by the manufacturer. Adequately ensure all Resident's personal property from loss by fire, theft, or burglary by purchasing Renter's Insurance (USAA, Geico, State Farm, etc).
