Why did the tree buy 7.63 acres? It wanted to branch out.
Ok, I'll show myself out and work on my dad jokes. But before I do...we should probably talk about this property.
If you've been looking for land around Asheville for any length of time, you know the drill. You see the pictures online. Looks promising. You drive out there. Then you spend the next hour fighting rhododendron, climbing over downed trees and staring into the woods while somebody says, "Trust me, there's a nice homesite back there."
Where? Back where?
Well, the owners of this one did us all a favor. **They cleaned it up.**
Trails have been opened, brush has been cut back and you can actually WALK this 7.63 acres and see what you're buying. And once you start walking it, the property begins to make sense.
There's a nice mix of rolling and sloping mountain ground, mature hardwoods, privacy and mountain views. You're sitting around 2,000–2,500 feet in elevation, tucked back in the woods where it feels like you've gotten away from things—but you're still in Candler. You don't have to pack provisions and say goodbye to your family every time you need to run to Ingles.
Want to build one house and keep your woods around you? Makes sense.
Want some flexibility with the land down the road? The Hominy Fields restrictions allow a lot to be divided for private residential use, provided no resulting lot is less than 1.5 acres. Obviously, you'll want to do your own homework with Buncombe County before making any subdivision plans, but I like land that gives you options.
And yes, there are restrictions. Honestly, that's not always a bad thing. Minimum house size is 1,200 square feet. Modular homes are allowed; manufactured homes are not. You'll need a well and septic. Access is by private gravel road.
What I like about this one is simpler than that. **You can see the land.** You can walk around, look at the different areas, stand there for a minute and start figuring out where the house goes. Where the porch goes. Where you leave the trees. Where you open up the view.
That's when land starts getting fun.
The owners already did a bunch of the dirty work.
Put on your flip flops, Pradas or Boots on and come see what they found.
