Fantastic mountain setting with mtn. views by small stream! . A 4x4 vehicle would be nice to get up driveway in winter. This is a furnished DRY Glamping like camper 17' trailer w/ california room ,enclosed patio / with wood burning stove . ( renter buys their fire wood or gathers fallen wood on property ). Guest pays their own propane and any electricity bill over $50 mth.. Our efficiency units are 18 miles south of Helena ,7 miles north of Boulder mt. , 35 miles approx from Butte mt and 1 mile from jefferson city and overlooks the Elkhorn Mountain range. NO WIFI ; but u can stream or use your Hot Spot if you have AT&T, Team Mobile, or Cricket. Verizon does not work here i dont think. ? The small 17'camper trailer w/ 9' x 17' cozy calif. Room w/ wood stove . The trailer is retro and cozy w/ great views! Because it has an outdoor compost toilet and solar shower and large 4 gal container of potable water , it is more like a glamping unit. Rent here for the summer spring & fall while you look for a long term rental in nearby towns. However our target renter is a vetted company emplloyee: traveling nurse , therapist , americore employee, skilled carpenter, roofer etc who works for an agency and is placed in helena etc for short term . We would consider tourist wanting to stay 1-3 mths .IMPORTANT: There are shared spaces including : wood fired hot tub, patios and fire pit! Note:There is Gravity feed water so most places including this one is a DRY unit with furnished drinking water in each unit. any electric bill over $50 mth will be paid by renter. Guest supplies own firewood for their unit and hot tub when used . Propane will be paid for by the guest. Note: we do not tolerate parties, alcohol or drug abuse on our properties. Owner has a small unit on the property that they occupy when there. $750 per mth + $750 deposit mthly +applicable pet fee . Electric bill over $50 paid when due. unit is suitable for 1 or 2 adults but 1 preferred as small space. 1 small dog or cat if landlord approves . Any electric bill over $50 is paid when due. note: All firewood used in stove is furnished. by renter including in wood used for hot tub. If a propane heater is offered , renter pays for all propane used. Hot tub to be drained and cleaned after each use.. RULES: All ashes from fire pit or stove to be placed in large metal barrel furnished and not dumped on land. If there are pets allowed they must be disciplined and not allowed to roam freely , chase deer or cows /calves that occasionally break in our fence. no smoking except on shared patios and away from other renters. do not discard cigarette butts on property. designated parking for each unit-1 vehicle per unit. keep perishable in closed containers and dispose of All outside in large covered garbage bins. Take all trash bags from outside to Jefferson City waste station - Open Tuesdays and Saturdays from 8- 5 PM. Keep wood stoves ashes cleaned out and Dispose of ONLY in the outside metal drum by the camp trailer and fence. please do not apply if you are an illegal drug user or drink alcohol excessively. There may be a $45 fee charged applicants for back ground and credit check before being approved if they do not have adequate references etc on application.
