First month rent and deposit due at signing. Renter will be required to do/have the following: -Renter's insurance -Sign lease agreement -Undergo background check Owner pays for water. Owner will charge tenant a monthly utility/internet fee of $395. Fee will include Xfinity Connect More Plan (Download speeds up to 400 Mbps/Upload speeds up to 35 Mbps) and for the gas/electric bill to a combined monthly cap of $350 (the "Utility Cap"). Tenant shall be responsible for any usage exceeding this cap in any given month. Owner will charge tenant a monthly yard & pest fee of $175.
