This is one of the most unique properties in all of south-central Kansas, if not the whole state. There is one mile of the Medicine River, coming into the property at the west side, and traversing the entire width of the property to the east. Nearly ¾ mile of Sand Creek crosses the property as well, coming in from the north end and converging with the Medicine River. In addition, there is an old river bed that runs just along the south side of the Medicine River. The farm ground is divided into two large pieces. There are approximately 122 acres of sub-irrigated farmland north of the river in section 14. Drainage for the sub-irrigation is provided by two separate ditches that flow water constantly. This farm ground is currently planted to alfalfa. The opportunity exists for the buyer to make this an outstanding waterfowl property. The balance of the property in section 14 is nearly all woods and wetlands. You will have a hard time finding a river property with as large of a concentrated woodland area as this one does. South of the river lies another 360 acres of farm ground. There is a pole shed, electricity and a water well. A rugged pasture makes up the south end of this tract. There are several small ponds and a 16ft fiberglass stock tank that is supplied water from the well located by the pole barn. From atop the highest points of this rugged hill pasture, if the conditions are clear, one can see the elevators of Lake City, Coats and even Isabel. This tract can be accessed by Lake City Road on the west side, and River Road from the north side. There is a deeded ingress/egress easement running south of the river which provides access to the east neighbor.
