The thoughtful design features a neutral color pallet, comfortable bed, and high-end finishes. Super-fast WIFI, and a new AC unit await inside. This studio guest house is very functional. It is a safe, clean, and comfortable place to relax after a long day of work or exploring the Gulf Coasts many activities including; golfing, fishing, world class live music, gambling (12 casinos within an hour drive), carting, award winning dining, water sports, and more. AMENITIES Fully equipped kitchen with induction burner. Luxurious bathroom with soaking tub. 55" smart TV. Two comfortable chairs for relaxing. Queen bed with memory foam mattress. Washer/Dryer combo in unit. High speed internet. Space for remote working. Elongated toilet in the bathroom. Access to the private backyard with a deck. PARKING Parking is FREE. There is a dedicated spot (off street) for ONE vehicle. Do not park on the street. GETTING AROUND This guest house is walking distance to the beach, and less than 3 miles to the Mississippi Coast Coliseum and Convention Center. Within a five-mile radius you will find supermarkets and shops, as well as the Edgewater Mall. It's located near downtown Biloxi with short drives to neighboring communities such as Ocean Springs and Gulfport. A vehicle is not necessary but may be desired. Biloxi has a variety of ride share options including UBER and Lyft. GUEST ACCESS Guests have access to the entire unit. The main house on the property is occupied, but at no time with the tenants of the main house enter the guest house. We live in town and are available if needed. Please let us know if there is anything we can do to help during your stay. CHECK IN The entrance to the guest house is behind the main house. There is a dedicated walkway. On the day of check-in, a key for the guest house will be made available. For guests arriving late, the path is lighted, and an exterior light will turn on as you approach the door. Please refer to the Welcome Letter. It contains important information including the WIFI password, and other instructions like when to take out the garbage bins. RULES Treat this home as you would your own. Maximum 2 guests only. No smoking, vaping, or e-cigarettes allowed. Absolutely no unauthorized overnight guests. $100 minimum charge to mail any forgotten items. BOOKING REQUIREMENTS The security deposit and first month's rent are required to lock in the dates. For stays longer than two months, a lease is required. All guests must provide a valid ID and pass background and credit check. The security deposit will be refunded upon completion of lease (less cleaning fee any damage) within 14 days. PETS Pets are not allowed unless you inform us in advance that: 1. The pet is a service animal required because of disability. 2. Describe the work or task the animal has been trained to perform. You are not asked to explain the disability. We do not charge extra for a service animal, nor do we increase the security deposit. Guest(s) remains liable for any damage caused by people or the animal. Under the ADA, service animals must be harnessed, leashed, or tethered, unless these devices interfere with the service animals work or the individual's disability prevents using these devices. In that case, the handler must maintain control of the animal through voice, signal, or other effective controls. The animal must always be under control of the handler and never left alone at any time. If we discover a guest has misrepresented a pet as a service animal, we reserve the right to seek financial restitution, report fraudulent claims to government authorities, and evict the guest(s) without further notice. In the latter case, there will be no right to a refund for unused rent. LEASE TERMS We are required to rent this home for a minimum of 30 days at a time. Please contact us if your stay does not quite meet this requirement. Monthly rate is for 1 guest. No smoking, vaping, or e cigarettes allowed. No pets allowed. BOOKING & PAYMENT INFORMATION All guests over 18 years of age are required to apply, submit a valid ID, and sign a lease. Taxes and fees are included in the monthly rent. Security deposit required. Payments can be made via VENMO, PayPal, CashApp, or Zelle. The booking is NOT confirmed until all ID's are received, lease is signed, and security deposit has been received. Security deposit will be refunded upon completion of lease (less cleaning fee and any damage) within 14 days - otherwise it is non-refundable.
