A violation of this covenant constitutes a substantial and material breach of the lease agreement and shall be grounds for immediate termination of the tenancy. Smoke-Free Property Covenant: The Tenant acknowledges and agrees that the leased premises, including the interior of the studio loft, the garage below, the outdoor seating area, stairs, and the entire shared property lot, is a 100% smoke-free environment. Smoking, vaping, burning, or carrying any lighted cigarette, cigar, pipe, electronic cigarette (e-cigarette/vapes), hookah, water pipe, or cannabis product of any kind is strictly prohibited anywhere on the property grounds by the Tenant or their guests. A violation of this smoke-free policy constitutes a material and substantial breach of the lease agreement, providing grounds for immediate termination of the tenancy. If a violation occurs, the Tenant accepts full financial liability for all costs associated with smoke damage remediation, ozone air treatments, and specialized deep cleaning. Renter's Insurance Provision and Liability:*The Tenant is required to maintain a valid renter's liability insurance policy for the duration of the lease term. As a premium amenity, the Landlord agrees to fully fund the monthly premium cost (approximately $25/month) for a policy issued through the Landlord's designated insurance broker.The Tenant explicitly acknowledges that the insurance policy shall be issued entirely in the Tenant's name as the primary policyholder. The Tenant agrees to complete the necessary registration with the broker prior to move-in. The Tenant is solely responsible for understanding the policy terms, limits, and exclusions. In the event of a claim resulting from tenant negligence, accident, or property damage (including any authorized senior cat incidents), the Tenant remains exclusively responsible for paying any applicable policy deductibles and managing the claim process.
