BOOKING & CANCELLATION POLICY:
Reservation / Holding Fee: A deposit equal to $2,100.00 is required to secure your dates and pull the listing off the market. This converts into your security deposit upon move-in.
Pre-Arrival Cancellations: Cancellations made 31+ days before your check-in date will receive a 100% refund of the holding deposit. Cancellations made 30 days or less prior to arrival will result in the forfeiture of the holding deposit.
EARLY TERMINATION & LEASE BREAK POLICY:
Notice Requirement: Tenant must provide a minimum of thirty (30) days' prior written notice to Landlord of any intent to terminate this Lease agreement early. Tenant remains financially responsible for all regularly scheduled rent payments during this 30-day notice window.
Early Termination Fee: Pursuant to Florida Statute 83.595, the Tenant agrees to pay an liquidated early termination fee equal to 1 or 2 Month's Rent (depending on length of lease as stated in lease agreement) to release them from further financial obligations under this lease contract [83.595]. This fee must be paid at the time notice is given.
Security Deposit Disposition: The Security Deposit will not be applied toward the Early Termination Fee. Following physical move-out, the Security Deposit will be inspected, processed, and returned to the Tenant in accordance with Florida Statute 83.49, subject only to deductions for unpaid utilities or physical property damage beyond normal wear and tear [83.49]
