LEASE AGREEMENT
Fixed- Term Residential Lease
I. Identification of Landlord and Tenant
This agreement is entered into between (tenant) And (Landlord). Each tenant is jointly and severally liable for the payment of rent and performance of all other terms of this agreement.
II. Identification of Premises
Subject to the terms and conditions in this agreement, Landlord rents to tenant, and tenant rents from landlord, for residential purposes only. The premises are located at 685 Lyle Lane Christiansburg, VA 24073. Together with the following furnishings and appliances : Refrigerator, Dishwasher, Washer, Dryer, Garbage Disposal, Microwave
III. The premises
Are to be used only as a private residence for the tenant(s) listed above in this agreement, and the minor children. Occupancy by guests for more than 14 days is prohibited without landlord's written consent and will be considered a breach of this agreement.
IV. Term of the Tenancy
The term of the rental will begin on and go to If the tenant vacates before the term ends, the tenant will be liable for the balance of the rent for the remainder of the term.
V. Resigning of a new lease
A resigning of a new one year lease term starting the day of the previous lease termination is requested. If a subsequent new lease term is not renewed then the Landlord requests cooperation from the tenant for possibly selling the home after the tenant lease ends, to include yard viewing signage and viewing of the home by real estate agent accompanied potential buyers with 48 hours' notice before entering the home.
VI. Payment of rent
The Landlord requires regular monthly rent.
Tenants will pay the landlord a monthly rent of $1800.00 payable in advance on the first day of each month, except when that day falls on a weekend or a legal holiday, In which case rent is due on the next business day. Rent will be paid in the following manner unless the landlord designates otherwise.

IX. Returned check and Other Bank Charges
If any check offered by the tenant to Landlord in payment of rent or any other amount due under this agreement Is returned for lack of insufficient funds, a "stop payment" or any other reason, Tenant will pay the landlord a returned check charge of $50.00.
X. Security Deposit
On signing this agreement, the tenant will pay the landlord the sum of $1800.00 as a security deposit. Tenants may not, without landlord's prior written consent, apply this security deposit to the last month's rent or to any other sum due under this agreement. Within 30 days after the tenant has vacated the premises, returned keys and provided landlord with a forwarding address, Landlord will return the deposit in full or give tenant an itemized written statement of the reasons for, and the dollar amount of, any of the security deposit retained by Landlord, along with a check for any deposit balance.
XI. Pet deposit
A non refundable pet deposit of $200.00 will be required
XII. Utilities and Lawn care
Tenants will pay all utility charges.
Tenants will be responsible for garbage service.
Lawn Care is NOT included in the rent.
XIII. Assignment and Subletting
Tenant(s) will not sublet any part of the premises or assign the agreement without prior written consent of the landlord.
XIV. Tenant's Maintenance Responsibilities
Tenant(s) will:
1. Keep the premises clean, sanitary, and in good condition and, upon termination of the tenancy, return the premises to the landlord in a condition identical to that which existed when the tenant took occupancy, except for ordinary wear and tear.
2. Immediately notify the landlord of any defects or dangerous conditions in and about the premises in which the tenant becomes aware of.
3. Reimburse landlord, on demand by landlord for the cost of any repairs to the premises damaged by the tenant(s) or tenant's guest or business invitees through misuse or neglect.
XV. Repairs and Alterations by Tenant
Except as provided by law, or authorized by prior written consent of the landlord, the tenant will not make any repairs or alterations to the premises, including nail holes in the wall or painting the rental unit. Tenants will not, without landlord's prior written consent, alter, re-key or install any locks to the premises or install or alter any burglar alarm system. Tenants will provide the landlord with a key or keys capable of unlocking all such re-keyed or new locks as well as instructions on how to disarm any altered or new burglar alarm system.
XVI. Violating Laws and Causing Disturbances Tenants are entitled to the enjoyment of the premises. Tenant and guest or invitee will not use the premises or adjacent areas in such a way as to: Violate any laws or ordinance, including laws prohibiting the use, possession or sale of illegal drugs. Commit waste (Severe Property Damage). And create a nuisance by annoying, disturbing, inconveniencing, and interfering with the quiet enjoyment and peace and quiet of any other tenant or nearby residence.
XVII. Smoking
There will be NO smoking in the house
XVIII. Landlords right to access
Landlord or landlord's agents may enter the premises in the event of an emergency, to make repairs or improvements or to show the premises to prospective buyers or tenants. Landlords may also enter the premises to conduct an annual inspection to check for safety or maintenance problems. Except in cases of emergency, tenant abandonment of the premises, court order or where it is impractical to do so, landlord shall give tenant 24- hour notice before entering
XIX. Extended absences by tenant
Tenants will notify the landlord in advance if the tenant will be away from the premises for longer than 14 or more consecutive days. During such absence, the landlord may enter the premises at times reasonably necessary to maintain the property and inspect for needed repairs.
XX. Possession of the premises
Tenant's failure to take possession, if after signing this agreement, the tenant fails to take possession of the premises, tenant(s) will still be responsible for paying rent and complying with all other terms of this agreement.
XXI. Payment of court costs and attorney fees in lawsuit
In any action or legal proceeding to enforce any part of this agreement the landlord shall recover reasonable attorney fees and court costs.
XXII. Additional provisions
Additional provisions are as follows:
Okay to install Direct TV or another Satellite system. Prefer to have it installed on the back side of the house.
XXIII. Vacating premises:
The tenant(s) must give the landlord a 30 day written notice, if they will be vacating the rented property at the end of their lease agreement. Upon the termination of this lease agreement, the tenant(s) shall completely vacate the premises and remove all of their property. No right of storage is given by this lease agreement. Landlord is not responsible for any tenant's possessions that are not removed at the termination of this lease. The tenant(s) should undertake the following prior to vacating the premises in order to assure the return of their security deposit: Perform routine and ordinary cleaning, and return the premises back to move in condition as satisfied by the landlord.
XXIV. Validity of each part
If any portion of this agreement is held to be invalid, its invalidity will not affect the validity or enforceability of any other provision of this agreement.
XXV. Grounds for termination of Tenancy
The failure of tenant(s) or tenants guests or invitees to comply with any term of this agreement is grounds for termination of the tenancy, with appropriate notice to the tenant(s) and procedures as required by law.
XXVI. Entire Agreement
This document constitutes the entire agreement between the parties, and no promises or representatives, other than those contained here and those implied by law, have been made by the landlord or tenant(s). Any modifications to this agreement must be in writing signed by the landlord and tenant(s).
