My wife and I bought this awesome piece of land 5 years ago. I have been working on it every summer preparing the land for a house eventually. This fall our plans changed and we ended up buying the cabin we have been renting the past 5 years in Girdwood. We were planning on starting construction of a home on the lot in Indian this spring but our landlord offered to sell out of the blue and we jumped on the opportunity. So far on the land in Indian we have removed the trees for the driveway and potential house location. We obtained permits in 2016 from the army corps allowing us to cross a stream and wetlands area with a driveway to access the middle of the lot for more privacy from the road and neighboring homes. The driveway is 3/4 of the way done. First all organics and top soil were removed, then tarping was laid down and then gravel from local gravel pit and portage valley were trucked in. So far we probably have about 30-40 dump truck loads of gravel into the driveway. In 2017 an advanced septic system was installed by Wilco Construction and designed by Garness Engineering. System is ready to be hooked up to a home. In 2019 a well was drilled by Hefty drilling. The well is 225ft deep and has the water pump and waterline installed with a hose attachment at top of well housing. Has excellent water, no traces of arsenic or nitrates. The land consists of almost all old giant birch trees. There are a few big Spuce as well. The entire 2.96 acres is pretty flat and very suitable to build on.
