Opposite the play ground on Cleveland Ave there is a a 50 ft wide 'Unnamed Street' (see guard rails, open ditch). This 'Unnamed Street goes West for 200 feet where it meets the paper street 'Clinton Ace.'The 1 acre lot is in back of the houses from the guard rail South to the house on 240 Cleveland Ave, which I used to own. The Unnamed Street heads 200 ft heads West where it meets the paper street Clinton Ave. (paper streets are unimproved). The property is 100 ft x 400+ ft+. Preliminary engineering work calls for 3 building lots behind the 5 houses located on Cleveland Ave. Proposed Lot sizes 18121 sq.ft.,10928 sq.ft., 17,315 sq.ft. Clinton Ave has sanitary sewer, but other improvements need to be made for the 'Unnamed Street' and Clinton Ave. The engineering work was done by R L Engineering in Park Ridge, NJ. I am 89 yrs old and no longer in the building business. Because of my age I prefer an offer with no strings attached, but I will consider other ideas a developer may have. I set the price at a low $70,000 because going through with the subdivision takes time and will need approval from the NJ Department of Environmental Protection. As per attached plan the a portion of the northern part is 'wetlands' as per my environmental engineer, but there is room for building 3 lots. The ditch in the Unnamed Street as well as the one in Clinton Ave are 'man-made ditches', not related to environmentally protected 'fresh water sources'. Using the land to build just ONE house would not need a subdivision, but approval from the Township to build a driveway down the Unnamed Street to get into the property, and possible a permit from the State because of the small wetlands area at the Northern end of the land. I gave up some years ago on the subdivision as my marriage broke apart and I ran out of money to pursue the project.
