Utilities: Tenant pays all utilities, including water, sewer, trash, gas, electricity, internet, and landscaping. Maintenance Responsibilities: Tenant responsible for basic upkeep, yard maintenance, replacing filters, reporting issues promptly, and preventing damage. No Smoking: Strict no smoking policy (including vaping and cannabis) anywhere on the property.
